  : Our host Matteo was only a whatsapp message away and would arrive in a couple of minutes if we had an issue. He recommended places to go and helped with directions. A brilliant stay and perfect for a city break.

  : On the last night the heating system suddenly turned off, so the heating radiators became cold and there was no hot water. It was quite cold in the apartment at the morning and the lack of hot water was disturbing. We noticed this situation at 10PM, after returning to the apartment, but the staff fixed it only at 10AM when we already left (checked out). Couldn't reach the staff after 10PM, when it was really needed.

  : Its a big apartment bit away from crowded area.
  : Beds were hard and did not have much cushion. Had bed bugs in one of the room, bitten my friend and he had to take vaccination. Left message with owner to get it cleaned.

  : To visit the Venice Biennale the location is perfect along the via Garibaldi which is the route to walk from the Arsenale to Guardini. Also the ticket office at the Arsenale is a 2 minutes walk from the apartment.
  : The apartment need more kitchen utensils. We haven't seen an office to print our boarding pass.

  : In spite of the two emails I sent three or one hour prior to my arrival, this property was not present at the time designated by it. The phone number provided in the booking confirmation was not available. We were standing in the hot street for more than half an hour when he arrived, he said we didn't call him right number because it was an office number. Can't he redirect? If this is not a good phone number, why is it in the confirmation?Seeing our dissatisfaction, he said in an unqualified tone that he had a lot to do and that his delay was my fault because I didn't call him the right mobile phone. Why he did not answer the two mails, or why he could not call me on the phone, indicate a significant delay, did not answer.After this preparation, his new suggestion came: I don't have to pay the tourist tax if I pay in cash and cancel my booking on booking.com. !!I've never had a shabby lodger in my life anywhere in the world!

  : The property was in a quieter location of Venice next door to a pharmacy, supermarket, restaurants, and a park which made it very easy to get anything you needed. Piazza San Marco and the Rialto bridge (1.9km) were within walking distance and you could enjoy the streets and canals on your journey. Our host stored our bags securely as we arrived early. Communication was easy and upon arrival in the apartment and our host had a bottle of Prosecco and cold water waiting. Some items on the amenities list were not in the apartment and our host remedied this immediately once advised. Our host gave us good information about where to eat and drink and arranged a vaporetto (water taxi) quickly for us when we needed one. Would recommend and stay again!
